liberty park at tyson's awarded to grunley construction

Rockville, MD - (June 23, 2006) Local general contractor, Grunley Construction, has been awarded a Construction Management contract by Goldstar/Transwestern LLC to renovate Liberty Park at Tyson’s. The building is a 200,000 SF three-story steel structure constructed in the late 70’s for a government client who occupied the building for over 25 years.  The overall scope of the project is to replace the façade with a new architectural precast panel and glass system, replace the roof, and upgrade the remainder of the building to current building standards and systems. The structure will be modified to accommodate the needs of the new government tenant.

The format of the contract is currently a cost plus fee agreement as a Construction Manager “at Risk” (CMc), and will evolve to a firm fixed price over time. The total project cost will be nearly $30 million including the base project amount, the tenant improvements, and security upgrades.

According to Ken Grunley, President of Grunley Construction, “Grunley is working with Hickok Cole Architects to advance the design. The project has a very aggressive schedule with completion scheduled for June of 2007. The first phase of the project will soon get underway.”
