This adaptive re-use project consisted of the conversion of a circa 1935 hotel into a government office building. The project required a complete renovation of the building.
- Exterior work included:
- The replacement of the entire built-up roof system
- Lead abatement and restoration of the roof cornice
- Selective lead abatement of all double hung wood windows
- Repainting and recaulking of all windows and glazing repairs and replacements
- Cleaning of all exterior surfaces and selective re-pointing
Interior work included:
- Complete interior demolition and associated hazardous material removal
- Installation of new mechanical, electrical, plumbing, and fire protection systems, including GSA's first fully automated ice storage plant in the Washington, DC area
- Interior fit-out for office space, including repairs to existing plaster walls and wood trim
All work was performed in a congested business environment adjacent to fully occupied commercial office buildings.
