This Fire and Life Safety upgrade at 1776 F Street, N.W. includes installation of a complete sprinkler and fire alarm system covering the 150,000 SF of occupied office space for the Federal Deposit Insurance Corporation (FDIC). As a Design-Build project, Grunley Construction has teamed with RTKL Associates of Washington, DC to prepare a detailed project scope and design a complete systems upgrade.
The current structure, built in 1972, consists of:
- Two levels of underground parking
- One basement office level
- Eight above ground stories
- A mechanical penthouse.
Currently the two levels of underground parking and portions of the first floor are the only sections of the building with adequate sprinkler coverage. The overall scope of work also includes replacing the original 1'×1' spline ceilings that cover 75% of the floor area with new 2'×2' acoustical ceiling tile. New 2'×4' light fixtures and a redesign of the mechanical diffusers and returns will present a significant upgrade to the quality of the indoor environment.
The challenge of this systems upgrade is the necessity for seamless integration of sprinkler, fire alarm, mechanical and lighting systems while maintaining normal working conditions during standard office hours. Our crews face off-hours construction and strict cleaning requirements to provide FDIC employees with "like-new" areas and offices every morning.
