The DOI project completed the first three phases (wings 6, 5, and 4) of a multi-phased effort to modernize the entire 1.29 million GSF of this historic occupied building. This complex construction project has modernized ~660,000 GSF of the building to date.
The project involved a modernization of an existing occupied office building that included work on architectural, structural, electrical, mechanical, plumbing, and fire protection systems. The modernization work occurred while the building was 80% to 100% occupied by federal workers. During the first phase of base bid work Grunley prepared 110,000 sf of swing space within the building.
Architecturally, non-historic interior elements and items that had reached obsolescence were demolished and replaced. Space planning was based on private offices in clusters. Architectural finishes were replaced in offices, building lobbies, toilet rooms, elevator cabs, special spaces and non-historic corridors. Architectural elements were cut and patched, or salvaged and reinstalled in order to conceal new MEP distribution systems. Extensive historic restoration was performed including terrazzo and marble refurbishing in the main lobby.
Structural modifications were performed to insert six new 8-story emergency egress stairways and exits. Structural modifications included shoring of existing elements, removal of structural beams and elevated floor slabs, saw cutting and reinforcing dozens of new openings for mechanical and electrical risers, insertion of new structural steel with connections to existing steel, and infilling selective concrete floor openings.
Grunley’s presence at DOI continues as we substantially completed Option 3 (wing 3) in March 2010 and work on Option 4 (wing 2) is underway.
