The Mary E. Switzer modernization is two-phased. Phase 1 involved renovating 321,000 SF of existing building space and 15,000 SF of new construction at 330 C Street, SW Washington, DC. The facility houses several federal agencies. One-half of the building remained occupied during the Phase 1 construction period. Phase 2 is ongoing.
The Phase 1 scope involved:
- Complete removal of the existing interior construction except for portions of the facility that were identified as historic.
- New HVAC, electrical, plumbing, fire and life safety, and energy-efficient lighting.
- The removal and replacement of the existing single glazed steel curtainwall with new thermally improved curtainwall systems.
- Hazardous material removal.
- Renovation/replacement of elevators.
The Switzer Building was initially designed to achieve LEED NC v.2.1 Silver Certification. However, recent High Performance Green Building (HPGB) changes have resulted in the viability of achieving a higher level of LEED certification.
