To date Grunley has modernized two wings (Wings 6 and 5) within the historic U.S. Department of the Interior Building, and Wing 4 was substantially complete on April 30, 2008. Wing 6 was completed as part of the base bid contract. Portions of the garage, floors 1 through 5, the mechanical level, and floors 6 through 7 and the central utility plant were modernized (200,000 SF of building space). The existing heating, air conditioning, electrical, plumbing and life safety systems were replaced or upgraded. Six new air handling units, 416 new fan coil units (FCU's), and a new direct digital control system were installed. The new plumbing system includes over 100 fixtures, and provides water service from three separate locations. Today, there are ten sump and sewage pumps located in the basement and an advanced telecommunications system on the mechanical level.

Over 200 offices, including two historic suites located on the sixth floor, were modernized. Most offices have new carpeting, paint, refinished doors and hardware, lighting, individual temperature controls, telecommunication panels, replicated cornices and chair rails, and refinished historic wood windows. In the historic suites, original cork flooring, decorative wall paneling, ornamental plaster, bronze and stone were restored, and the historic lights were replicated. Grunley also renovated the mailroom, corridors, stairwells, restrooms (some historic). Several offices and coffee rooms on multiple levels were converted into new stairwells.

The Option 1 work involved 200,000 SF of building space within Wing 5. Work included:

Option 1 special spaces (penthouse, gym, and printing plant area) will be complete by Fall 2006.

The Option 2 Modification contract involved 200,000 SF of building space within Wing 4. The scope follows:

The DOI Modernization is a pilot project for certification as an environmentally friendly renovation under the U.S. Green Building Council's Leadership in Environment and Energy Design (LEED™) - Existing Buildings program. To become certified, the building must demonstrate a commitment to sustainability by meeting high performance standards.

The Washington Business Journal has ranked this project as the 7th largest construction job in the metro area (2008 Book of Lists).
