    Grunley Breaks Ground in Capitol Hill Historic District

    Perseus Realty selects Grunley for $21.5 Million redevelopment project.

    Grunley and Perseus Realty broke ground today at the site of Penn 11, a $21.5 million redevelopment project that will offer luxury condominiums and retail in the heart of Washington DC’s Capitol Hill Historic District.

    The building at 1101 Pennsylvania Avenue, SE was once home to Frager's Hardware, a long-time Capitol Hill neighborhood staple, until a 2013 fire gutted the building and left it vacant. The 55,900-square foot project will combine Grunley’s restoration and construction expertise. “We’re excited to complete our first construction project with Perseus Realty and looking forward to restoring one of Washington DC’s treasures,” says Ken Grunley, President and CEO. Since the building is considered a contributing structure by the National Register of Historic Places, Grunley will preserve the building’s historic elements by stabilizing and restoring its historic façade.

    The interior of the new building will be redeveloped into 35 residential units and three street-level retail spaces – including the return of Frager’s Hardware. The new building will also feature underground parking and capture incredible views of the Capitol. The project is expected to be complete in December 2018 and will seek LEED Gold certification.
